on site parking is available but need to arrive early ( as close to 4pm as you can) more rooms than spaces (+)easy parking and a very nice room in the middle of basingstoke. great shower. (+)rear of the houses, down an alleyway to the side of the house, which makes it for a quieter stay, parking is ample also (+)central location with free car parking (+) plenty of parking spaces on time of my (+) parking was (+)location, walking distance to town centre, plenty of parking, the room was spotless and i liked the door access codes rather than having a key (+)was very easy to find and there was plenty of parking (+) parking was easy

it is a big place and a few more guests may have made a tad more atmosphere in the lounge and bar areas
nice grounds the kids loved running around and rooms which were spotless
good to have free room service for breakfast under the current circumstances.

the location is great with added bonus of car parking. the staff are friendly and helpful
our room(twin room) was lovely and the breakfast room service we requested was excellent (-) the room service breakfast menu suggested but this wasn't an available item (+) the room was clean and the room service brownie and ice-cream was divine (-)room service breakfast menu was no longer in use but wasn't told and given a cooked breakfast even (+)great room service & bed was comfortable (-)didn't answer the phone for reception when we tried to order room service (-)food quality - we ordered main meals as room service and quite frankly they were awful (-) no information on the phone to say what to press for room service (+)did not have breakfast. the room service was cold and the ice cream melted.
