good location - near to leamington spa where i was participating in national bowls finals.

some spa facilities would have been the icing on the cake.

the spa building works were a bit noisy at times, but this in no way spoiled our visit.

it was a perfect base for our trip, warwick castle, leamington spa and stratford upon avon

setting and a beautiful historic building with a separate wonderful spa a 30 second walk from the hotel with
