the little kitchen area has been a great add on to grab some bagels , muffins, coffee and juice

was clean, had 3 separate beds, one of our friends room's had a kitchen which was super cool

we asked to see a larger room with kitchen for future visits and he happily showed us our options

we had a full kitchen, with plates, cookware, everything you would need and then some

stayed in one of the apartment style rooms with our family of 4 (2 kids ages 6 and 2) to visit newport, uri (we are alum), and ri beaches

com stated that there was only 2 rooms left on our fist night, but the parking lot was empty except for 7 vehicles

it would have been nice if the breakfast came with the room rate but the restaurant across the parking lot was adequate and reasonably priced

only thing i would say is that the ac unit is in the kitchen/pull out bed area and not in the main bedroom
